Letting Fees for tenants
Pre-Tenancy & End of Tenancy Fees
Deposit: The Deposit will be calculated against five weeks rent or six weeks’ rent where the total annual rent is £50,000 or above. The formula: Monthly Rent x 12 / 52 x 5= 5 Week Deposit.
During Your Tenancy
Change of/or Additional Tenant: £50 incl. VAT for amending the contract and referencing.
Unpaid Rent/ Returned Payments: Interest will be charged in line with the Bank of England’s rate + 3% if a rent payment is more than 14 days overdue for each day the payment is outstanding.
Non-ASTs signed on or after 1st June 2019
For any individual tenant not renting a property under an Assured Shorthold Tenancy the following charges are also payable: Tenancy Administration charge - £150 +VAT (£180 incl. VAT) per tenancy; Reference charge - £50 +VAT (£60 incl. VAT) per tenant or guarantor; Check out inspection - £160+ VAT (£192 incl. VAT); Tenancy renewal £120+VAT (£144 incl. VAT).
If a tenant decides to rent a property through us in the name of a business or company the tenancy administration and reference charge will be £320+ VAT (£384 incl. VAT) for a new tenancy and £160+VAT (£192 incl. VAT) for every renewal.
Letting Fees for Landlords
Non-Managed Tenancy including Rent Collection: Fee of 9%+VAT (10.8% incl. VAT) of total rent achieved to be taken on a monthly basis in line with our rent collection service; Renewal Fee: Fee of 7%+VAT (8.4% incl. VAT) of total rent achieved for the renewal period will be taken on a monthly basis.
Property Management Service Fee:
Silver: 12%+VAT (14.4% incl. VAT). Renewal Fee 10 %+VAT (12% incl. VAT).
Gold: 15%+VAT (18% incl. VAT). Renewal Fee: 13%+VAT (15.6% incl. VAT).
Platinum: 17%+VAT (20.4% incl. VAT). Renewal Fee: 15%+VAT (18% incl. VAT).
Additional Fees & Disbursements for Landlords
Inventory Check in/Check out: £160+VAT (£192 incl. VAT).
Annual Gas Safety Inspection: £90+VAT (£108 incl. VAT) for an inspection of gas appliances by a Gas Safe registered engineer and issuing of gas safety certificate.
Energy Performance Certificate: £90+VAT (£108 incl. VAT) for an inspection by a qualified energy assessor and issuing of a new E.P.C certificate.
Transferring deposit to the landlord during the tenancy: £100+VAT (£120 incl. VAT).
Changing of ownership set up: £100+VAT (£120 incl. VAT).
Helping with deposit adjudication: £100+VAT (£120 incl. VAT) per hour.
Meeting third parties for insurance claims: £100+VAT (£120 incl. VAT).
Making a payment outside the UK: £30+VAT (£36 incl. VAT).
Making a same-day payment in the UK: £30+VAT (£36 incl. VAT).
Copy monthly statement (per statement): £10+VAT (£12 incl. VAT).
Annual income/expenditure report: £100+VAT (£120 incl. VAT).
Serve Section 21 Notice (included with Management Service): £50+VAT (£60 incl. VAT).
Serve Section 13 Notice (included with management service): £50+VAT (£60 incl. VAT).
Accompanying Landlord Contractor (Per hour including travel): £50+VAT (£60 incl. VAT).
Licensing application service fee: £290+VAT (£348 incl. VAT).
Individual tenant replacement during the prescribed tenancy of multiple tenants: £150 +VAT (£180 incl. VAT).
Drawing up renewal Memorandum of Agreement - £90+VAT (£108 incl. VAT)
Drawing up new AST for renewal term - £125+VAT (£150 incl. VAT)
Client Protection Scheme
The ‘MyDeposit’ insurance deposit protection scheme allows Go View London to hold a tenant’s deposit in a client account whilst complying with our legal obligations to both landlord and tenant.
