Letting Fees Explained for Tenants

Pre-Tenancy & End of Tenancy Fees


Deposit

The Deposit will be calculated against six weeks rent. The formula: Monthly Rent x 12 / 52 x 6 = 6 Week Deposit.


Set up fee

£125+VAT (£150 incl. VAT) Referencing per adult tenant.


Guarantor fee

£50+VAT (£60 incl. VAT) Referencing a tenant’s guarantor.


Check-out fee

£160+VAT (£192 incl. VAT) Check out fee at expiration of tenancy.


End of Tenancy Reference Letter

£20+VAT (£24 incl. VAT).


During Your Tenancy


Change of/or Additional Tenant

£125+VAT (£150 incl. VAT) for amending contract and referencing.


Arrears Letter

£25+VAT (£30 incl. VAT) is charged for letters chasing late or non-payment of rent.


Unpaid Rent / Returned Payments

Interest is calculated daily at 4% above Barclay’s Bank PLC base rate on all outstanding monies from the date upon which each payment becomes outstanding until payment is received in cleared funds.


Tenancy Renewal Document

£80+VAT (£96 incl. VAT) for contract negotiations, creation of a new memorandum of agreement, updating the protected deposit with ‘Prescribed Information’ being issued.


Lettings Fees for Landlords


Non-Managed Tenancy including Rent Collection

Fee of 8%+VAT (9.6% incl. VAT) of total rent achieved to be taken on a monthly basis in line with our rent collection service; Renewal Fee: Fee of 6%+VAT (7.2% incl. VAT) of total rent achieved for the renewal period will be taken on monthly basis


Property Management Service Fee

Silver: 11%+VAT (13.2% incl. VAT). Renewal Fee 9%+VAT (10.8% incl. VAT).

Gold: 14%+VAT (16.8% incl. VAT). Renewal Fee: 12%+VAT (14.4% incl. VAT).

Platinum: 17%+VAT (20.4% incl. VAT). Renewal Fee: 15%+VAT (18% incl. VAT).

Inventory Check In

£160+VAT (£192 incl. VAT)


Annual Gas Safety Inspection

£90+VAT (£108 incl. VAT) for an inspection of gas appliances by a Gas Safe registered engineer and issuing of gas safety certificate.


Energy Performance Certificate

£90+VAT (£108 incl. VAT) for an inspection by a qualified energy assessor and issuing of a new E.P.C certificate.


Client Protection Scheme

The ‘MyDeposit’ insurance deposit protection scheme allows Go View London to hold a tenant's deposit in a client account whilst complying with our legal obligations to both landlord and tenant.
